I was hoping to copy a page or two of my EARLY LANDOWNERS: PARISH OF DOUTTA GALLA which has rate and title information but my son changed my word 97 to the 2010 version which is not activated and I could lose my whole file. I'll do my best however.

Firstly, using the description of the property from title documents, I plotted the Travellers' Rest paddock,on which the hotel sat, onto my 1999 Melway. Volume 29 folio 783 shows that it consisted of 9 acres and was bounded by Dromana Pde, Matthews Avenue, and Louis St and that the southern boundary was that of building blocks on the south side of Rood St. (Melway 16, A5.) The name in the document could be J.B.Howse (if I interpret my scribble correctly.) Volume 29 probably equates to mid to late 1850's so I presume the document would record transfer of that portion of 22C from the grantee, John Pascoe Fawkner to Howse.

Gordon Connor told me that the hotel was on the site of a garage (which was and probably still is on a corner on the east side of Louis St). He wouldn't have seen the hotel as he was driven to Grandma Nash's "Fairview" but his father, a Moonee Ponds bootmaker, probably pointed out the charred remains as they drove past on Bulla Rd.

John Hall was granted 22D of Doutta Galla of 42 acres 3 roods 24 perches on 17-7-1866 and as he was rated on 100 acres,he probably bought most of J.Purnell's grant, 22D, north to the parish boundary and consisting of 65 acres 3 roods 15 perches. The boundaries of the combined crown allotments were extensions of the line of Wirraway Rd to Melrose Drive (the old Bulla Rd), and Nomad Rd (the old Treadwell Rd) to the east end of Caravelle Crescent (Melway 16 B 4-5.)

John Hall most likely leased 22D from the crown for a couple of years at least before buying it in 1866 and would have been required to live on the property and make improvements such as a dwelling,fencing and cultivation. My great grandfather, John Cock,recently married, came to Australia in 1864 as a labourer indentured to John Hall of Deep Creek. (In his biography in VICTORIA AND ITS METROPOLIS, G.G.F. sought to hide his documented humble beginnings by claiming that he arrived in 1867 and soon after rented "Broombank".)

Location descriptions were fairly loose in the early days, and as Deep Creek possibly referred to Deep Creek Rd,G.G.F. was probably working on John Hall's 100 acre farm. This would account for one of John Cock's later marriages.

The earliest mention of John Hall on trove was in 1874, and his farm was known as"Southwaite".The farm was across Bulla Rd from the Travellers' Rest and the Howse family later owned or leased the farm. Jack Howse had a slaughteryard on Southwaite according to Gordon Connor but I never thought to ask him when, assuming it was circa 1920. The slaughteryard in 1866 could have been on Southwaite but there's no way to be sure. If across the road, it would have made a drink quite a smelly experience.

The Oaklands Hunt often started their meets at the Travellers' Rest but on this occasion, it would have been about a mile to the south near the intersection of Wirraway and Perimeter Roads within Essendon Aerodrome. East of Southwaite was St John's (not St John's Hill which was the Brannigan farm west of Harpsdale, north of Warlaby and north west of Oaklands) and to the north was Camp Hill, Viewpoint and John Cock's Gladstone (formerly Stewarton). Chandos was west of today's Gladstone Park. I'll give Melway references so you can follow the hunters.

THE OAKLANDS HOUNDS.
The meet at tho seventh mile-post on the
Bulla-road (16 C7) on Saturday was graced by an average attendance of straight-goers. Hounds found in St. John's Hill (sic) (16 C6) and raced north through Mr.Howse's (Southwaite, 16 B4) and Camp Hill farm (16 A1.). Following a headland, Mr. Wright's growing crop was skirted (Viewpoint, 6 B11), and the field got to Gladstone-park farm, (6 B9) where a short halt was allowed. Moving away, Mr. J.Cock's homestead (6 A8) was passed, and the field turned across the Broadmeadows common and main road,after which "Chandos" Estate (5 H8) was hunted over. Wheeling over a creek the hunt passed on to Mr. F. Wright's (top of 5 D-E 7), and swinging lefthanded, "Cumberland" (5 C1) was entered, where hounds killed their prey. Moving through the timber, a search for another hare ensued, and on reaching Woodlands (177 K9), one was put up, which ran west, and was lost, after a couple of miles had been traversed, in the grounds of the Scotch Church (177 G9.)

FIRE AT TULLAMARINE.
AN HOTEL DESTROYED
A fire broke out at 23 minutes past 3
a.m. on Sunday at the Travellers' Rest
Hotel Bulla road, Tullamarine of which
Mr E.J. Wilson is the licensee. The
building was a wood and iron structure,
one- storey, and contained nine rooms. A
firm hold was obtained by the flames, and
the efforts of four hose carts and 14 men
with hand pumps failed to save it from
total destruction. There was no insurance
on the building, which was the property of
Mr J Howse. The contents, however,
were insured for (?100?).

SOUTHWAITE was actually SOUTHWAITE GILL. Little did the surveyors and Lands Department clerks realise that itellya would be picking up all their mistakes over a century later! Read the actual article to see how 22D (south of 22B)is described as having two different acreages.

IN THE SUPREME COURT of the COLONY of VICTORIA-In tho matter of the Real Property Statute 1864 Part 6 and of certain pieces of land settled by the will of John Hall late of Southwaite Gill near Moonee Ponds, in the colony of Victoria, farmer, deceased, being-
Firstly- all that piece or parcel of land in tho colony of Victoria,containing by admeasurement sixty five acres three roods and fifteen perches be the same more or less situated in the County of Bourke and parish of Doutta Galla, Portion B, of Section No. 22 bounded on the north by part of portion 4 of No 4 parish of Tullamarine containing 300 acres,being a line bearing west 41 chains 55 links, on the south west by a road of one chain wide which separates it from portion A containing 87 acres 1 rood and 28 perches, being a line bearing south 40 and a

How are you going? This is xxxxx xxxxxx who you used to work with at Strathmore North Primary school and I have been told that you are the ?expert? in old houses and Tullamarine?s history. I was wondering if you could possibly help me out with a problem? My Parents purchased a house in 1973 at 6 Leicester Square Tullamarine (formerly 3 Leicester Square before the 1990?s) and I have been trying to research the background of this house. We have been told that it is made of handmade brick and was formerly owned by Sir Bruce Small (ie Malvern Ave!!).

During my research on the internet and on maps, I found a lot of your information on the Family Circles website and by using old maps and electoral records, I deduced that 6 Leicester Square, Tullamarine could possibly have been the ?old Jack Howse house? that you write about in some of your information about Gowanbrae, Oaklands Hunt etc.

On the electoral records prior to 1928 (The year the train line/trestle bridge was built), It stated ?John B Howse, Bulla Rd Tullamarine, Farmer? in the Doutta Galla (Essendon) Electorate. Is this the same house you think???

6 Leicester Square, Tullamarine over time has been in Doutta Galla Electorate, a host of other electorates as well as Hume City Council and now currently Moreland City Council.

I would be grateful for any information that you might have about 6 Leicester Square or know as I am interested in tracking down previous owners and its history!

Unfortunately Mrs Collins who moved into that area in the 1950's no longer seems to be there but Jim McKenzie who often travelled along the track called Mascoma St from Pascoe Vale as a youth and now lives near it, may recall any houses that stood near Cowan's dairy in the 1940's and 1950's.

The line of Sharps Rd (now Caterpillar Drive at the east end) from the Moonee Ponds Creek to the Maribyrnong River is the boundary between the parishes of Doutta Galla, to the south,and Tullamarine, to the north. Leicester Square is entirely south of this boundary and thus in the parish of Doutta Galla.
(To get either parish map google " the name as in bold type, county of Bourke".

Camp Hill was on crown allotments 3 and 4,section 4 Tullamarine. When Scott,a (Dodge?) dealer and racehorse owner/(trainer?) bought Camp Hill before Bruce Small's time, he built a new homestead (on the site of the ATCO factory) and renamed the property Gowanbrae. When land to the south of Gowanbrae,in the parish of Doutta Galla, was bought is not known but I suspect that it was in about 1928 when the Albion-Jacana line was built.

Scott was on Camp Hill by 1935 and was assessed on TWO houses (then or in 1940.) One of these would have been the house overlooking the creek pictured in the Broadmeadows Observer article LAST OF THE BROADY FARMS. Bruce Small was on Gowanbrae by 1945 and in 1849 was assessed on 4 houses. It is possible that the Leicester Square house was one of these.

Attached is part of the C. volume of my DICTIONARY HISTORY OF TULLAMARINE. In the Camp Hill entry you will find the newspaper article and a map showing "Existing Residential" in the Malvern Ave.area. By 1951,Small had teamed up with two builders as shown below.

John Hall's "Southwaite" was on 22B and D, Doutta Galla (108 a. 2r 39 p) so to make up the extra 48 acres which Bruce Small wanted to bring under the Transfer of Land Act (as below),he must have bought land adjoining Southwaite.

This is xxxxx xxxxxx again, still on the track of owners of 6 Leicester Square, Tullamarine.
In one of your epistles on the web, you mentioned this:
St Johns only fronted the part of Bulla Rd now known as Wirraway Rd with John Hall's "Southwaite" fronting the road north to the boundary with the parish of Tullamarine (the line of Sharps Rd.)Southwaite was later farmed by John B.Howse who had a slaughteryard there. The Howse family also operated the Travellers' Rest Hotel (bounded by Dromana Ave, Matthews Ave and Louis St and including Rood St) which burnt down in 1899.


1)Does this mean that "Southwaite" went all the way up to the line of old Sharps Rd which is now Caterpillar drive and thus in a line to Moonee Ponds Creek?
The more I look at the Parish maps etc and I have developed a Melways map and a trace map over the top of where some of the farms were from your Melways coordinates, it looks like my parents' land was part of the old Southwaite farm. The Leicester square house itself is made of hand made brick with a white wash over the top so it must have been constructed early in Tulla's history. From your previous info, do you think that Sir Bruce Small purchased some of the Southwaite land?
2)Can you tell me any more info about Jack Howse and the slaughterhouse? (I found him and his family on Ancestry.com)?
3)Also do you know what area the Cowan's Dairy was in? My parents house has a thick layer of bluestone/cobblestones (200 feet by 70 feet, I think) just under the grass which might be explained by being an area where the cattle could move through without sinking into the mud!
4) On the 1856 Doutta Galla map, there was a chap named John Purnell on 22B, do you know anything about him?
5)By 1885, it looked like Archibald Walker was on the site, do you have anything about him?
6) In the last email, you sent me the "C" section for Camp Hill etc, would you be able to email me the "S" section that you have compiled for Southwaite and Small please?

Hi, XXXXX, I'll respond to each question with the appropriate number.
1. Yes. In MICKLEHAM ROAD 1920-1952, George Lloyd described South Wait (as he called it) going north to the 1928 railway bridge. However before 1928 it would have gone north to an extension of the line of Caterpillar Drive east to the Moonee Ponds Creek. Land between the railway line and this parish boundary would have been useless to the owners of Southwaite and St Johns and would have been sold to the owners of Camp Hill at that time. By 1956, Bruce Small must have had all of Southwaite plus another 45-58 acres.

All of Leicester Square is in the parish of Doutta Galla, thus part of the original Southwaite prior to 1928.

2. All I know is that Jack Howse had a slaughteryard. Ed Fanning, Keith McNab or Sid Lloyd might know its location. See the link for Southwaite at foot of email.

3. I don't know exactly where Cowan's dairy building was but Jim McKenzie would have a good idea having travelled to Rupertwood from Pascoe Vale circa 1940 and moved to Tasman Avenue while (I think) the dairy was still operating. He specially mentioned Cowan's dairy in his anecdotes. Jim might also recall the location of any old building that might have been the slaughterhouse. Ed., Keith and Sid might also remember the dairy and/or 6 Leicester Square.

4.Trove is playing up at the moment so I couldn't research Purnell. However a google search for 22B Doutta Galla discovered that Ardlie had bought this allotment from him and ownership had passed to the Halls thus putting 22B and 22D into the same family's possession, J. Hall having been granted 22D.
This confirms my belief that Southwaite was 22B + 22D. (See ARDLIE below.) Purnell was probably a speculator.

5. Archibald Walker was the grantee of 16 Tullamarine near Melbourne Airport (AND HELD IT FOR A VERY SHORT TIME.) He was probably a speculator. It is possible that the Halls had mortgaged (or contracted to sell) Southwaite to him circa 1885 if that's where he owned land in the area.

John Hall was definitely on Southwaite in 1880; as I can't use trove at the moment I can't explore 1885. See the 1880 birth notice below. It is possible that Archibald Walker, like G.W.Taylor and Marks Herman, was engaged in land speculation along Bulla Rd because of a proposed railway to Bulla.

6.I only got up to the M and MC. volumes of DHOTAMA because once my son started V.C.E. he needed the computer every night for four years. Hence no S volume. See Southwaite link. See Sir Bruce Small link.

So sad about Paul. That bloke's the salt of the earth.

Re Question 4: John Purnell. Purnell's deed for 22B was dated 15-6-1848 and he sold his grant to J.M.Ardlie on 4-10-1848. Purnell had paid 30 shillings per acre (96 pounds 15 shillings and 4 pence) for 22B at the sale of 1-3-1848 (P.1,Melbourne Argus, 7-4-1848) but may have only paid the deposit, with the rest to be paid before the deed could he had. (Unless the established fee was just 10 shillings, as noted in many title deeds.) Within four months of the deed being available, Purnell had sold 22B at a 65% profit. Purnell seems to have been a resident of Victoria, dying in Prahran.

POSTSCRIPT. SOUTHWAITE (PROPERLY SOUTHWAITE GILL) DEFINITELY CONSISTED OF 22B AND 22D, DOUTTA GALLA, AS SHOWN BY THE FOLLOWING.
SOUTHWAITE was actually SOUTHWAITE GILL. N.B. The following description does not give a COMMENCEMENT POINT for the description of the boundaries of 22B. e.g. "Commencing near the western bank of the Moonee Moonee chain of ponds, 8 chains from the eastern end of the boundary between the parishes of Tullamarine and Doutta Galla, bounded on the north by part of portion 4 of No 4 parish of Tullamarine containing 300 acres,being a line bearing west 41 chains 55 links" etc. The northern boundary is spot on, being 41.55 mm on Melway!

The biography of John Martin Ardlie's son is in VICTORIA AND ITS METROPOLIS, PAST AND PRESENT by Alexander Sutherland (1888.)
22b, Doutta Galla (Melway 16 B4), is roughly bounded by the Albion-Jacana railway, a northern extension of Nomad Rd, and Tullamarine Freeway. Its southern boundary is indicated by the corner of Mascoma St and Caravelle Crescent and its northern boundary by the intersection of Malvern Avenue and Coventry St.

By 1-11-1848 he'd had to deposit the deeds as security for L157/10/- he owed C.H.Dight for flour.(F 647) Then on 5-3-1849, Ardlie sold the 65 acres to Joseph Hall for 200 pounds and moved away, soon becoming a pioneer of Warrnambool.

RE CUMBERLAND AND COGHILL.
The western boundary of section 16, Tullamarine, is a line from McNabs Rd to Oaklands Rd, the southern boundary running from The North Glide Rd corner to the Moonee Ponds Creek, on a line almost indicated by Distance Rd, and the short northern boundary with Woodlands (section 2 parish of Bulla) is shown in Melway 177 J-K12 as a dotted kine labelled Airport Boundary.The part of section 16 that William conveyed to George was a triangle made by the western boundary mentioned, with its north corner where Oaklands Rd extended south (as it once was to the original Oaklands Junction and the Inverness Hotel)would meet Perimeter Rd and the dotted line in Melway 177 F9 and G10, that was once part of Bulla Rd.

Cumberland was directly across the Moonee Ponds Creek from section 16 Tullamarine, its northern boundary the line of Swain St (178 H11)east to the creek and its eastern boundary an extension of Section Rd(178 G11)south to the creek.

Section 16 was granted to Archibald Walker who sold the 533 acres to William Coghill on 7-7-1842 for 1040 pounds. On 16-5-1856, William conveyed the part of section 16 s/w of Bulla Rd to George for two (several?) sums of 10 shillings each and the natural love and affection he hath and beareth for the said George Coghill.

Why was John Hall's farm called Southwaite Gill? There is a feature near Southwaite in Cumbria, called Southwaite Gill. And what is a "Gill"?

NOUN chiefly Northern English
1. A deep ravine, especially a wooded one.
2. A narrow mountain stream.

It can be assumed that the Moonee Moonee chain of ponds was John Hall's "Gill".It is certainly a deep ravine and the north eastern corner of Southwaite Gill, 8 chains (160 metres) west of the western bank of the Moonee Ponds Creek,was probably on the top of the "ravine". The creek valley could be accessed along the parish boundary between Camp Hill and St John's and John Hall's stock could drink to their hearts' content from the "narrow stream" in the "mountainous" valley. Pre-grazing, the flood plain of the creek was probably lined with river gum,wattle and she-oak but it is unlikely that the steep sides of the valley were so heavily "wooded".

If John Hall had leased 22D from the Crown and 22B from Joseph Hall in the early 1860's, it is likely that he watched the Melbourne Hunt pursue the wounded deer across Browne's Camp Hill to the north. He may have exchanged neighbourly words with little Pattie Browne who was later to become the wife of Alfred Deakin, father of federation, and Prime Minister. (Google,itellya,Browne,Deakin.)

I have found no death notice for John Hall,unless he died at the age of 55 in Dublin.
